Flat Roof Maintenance Tips for Commercial Buildings in the Texas Climate

Commercial Roofing · April 30, 2026 · 8 min read

Flat roofing systems on Texas commercial buildings face an exceptionally demanding environment. Intense summer UV radiation, temperatures that can exceed 160°F on the roof surface, and spring storm events with heavy rain and hail combine to stress flat roofing membranes in ways that accelerate failure.

The good news: most flat roof failures are preventable with a consistent maintenance program. Here's what commercial property owners in East Texas need to know.

The Texas Flat Roof Challenge

Unlike sloped roofs that shed water quickly, flat roofs (technically "low-slope" roofs with pitches under 2:12) rely on proper drainage to remove water. When drainage fails, water ponds on the surface — and ponding water is the primary accelerator of flat roof deterioration.

Beyond drainage, East Texas's climate creates specific challenges:

  • **UV degradation**: TPO and EPDM membranes absorb UV radiation year-round. White TPO membranes reflect much of this energy; black EPDM absorbs it, reaching surface temperatures 20–30°F higher than white membranes.
  • **Thermal cycling**: Daily temperature swings cause the membrane and substrate to expand and contract repeatedly. Over time, this cyclical stress concentrates at seams and penetration flashings.
  • **Hail impact**: Spring hail storms are frequent across East Texas. Large hail (1" diameter or larger) can punch through aged membranes and cause hidden punctures that don't leak immediately.
  • **High wind uplift**: Hurricane-strength gusts during severe storms can lift improperly attached membrane edges or separate poorly bonded seams.

Quarterly Maintenance Checklist

A proactive flat roof maintenance program should include:

**Monthly (facility manager):** - Check and clear roof drains of debris after any significant rain or wind event - Walk the roof perimeter looking for obvious seam separations, debris accumulation, or standing water more than 48 hours post-rain

**Semi-annually (licensed roofing contractor):** - Full membrane inspection for cracks, blisters, splits, and seam integrity - Flashing inspection at all penetrations (HVAC units, skylights, vents, pipes, drains) - Parapet wall cap flashing inspection - Check for ponding water and identify drainage improvements - Inspect all caulk and sealant around penetrations

**After any significant storm:** - Immediate visual inspection for hail impact damage, membrane punctures, and debris - Document any damage with photos before cleanup

When to Apply a Roof Coating

Roof coatings — silicone, acrylic, or polyurethane applied over an existing membrane — are one of the most cost-effective tools for extending flat roof life. Applied at the right time (before failure, not after), a quality coating can add 10–15 years to a membrane that still has structural integrity.

Ideal candidates for coating: - Membranes showing surface oxidation or minor cracking but no widespread seam failures - Roofs where the deck is sound and there's no wet insulation - TPO or EPDM roofs approaching 15 years of age - Roofs where ponding water is the primary concern (some coatings add waterproofing capacity)

ASAP Roofing performs coating assessments to determine whether your flat roof is a good candidate. Not every roof benefits from coating — we'll tell you honestly whether repair, coating, or replacement is the right path.

Recognizing Signs That Require Immediate Attention

Don't wait for your semi-annual inspection if you observe:

  • Interior ceiling stains or active drips
  • Blisters or bubbles in the membrane (indicate trapped moisture below the membrane)
  • Seam separations visible on the surface
  • Pooling water that persists more than 48 hours after rain
  • Membrane that tears or punctures easily under foot pressure
  • Rust stains on the roof surface (indicates deck corrosion below)
